EPS independently reviews over 100 land tax objections for Land and Property Information

EPS is contracted by Land and Property Information NSW (LPI) to review land tax objections on behalf of the Valuer General.
Our role in preparing Land and Property Information reports is to independently review an objection (made by the property owner) to a land value assigned by the Valuer General for the purposes of rating and taxation. The LPI is a governing body that maintains a record of property ownership and land value for New South Wales.
Valuations of all NSW properties are revised annually to assist in the assessment of land tax and council rates. The methodology of mass land appraisal is not perfect, and landowners have the right to object to their property’s assigned land value. If a land owner is not satisfied with their assigned land value they are entitled to lodge an objection, requesting a valuation review. There are many reasons why a land owner may object to their assigned values for example property easements, flood affectation or contamination.
EPS’s role is to independently review land tax objections. This process involves a property inspection from one of our valuers, a review of the sites planning controls and the examination of comparable market evidence. The process is used to determine the property’s land value and make a recommendation to the Valuer General to either amend or maintain the assigned value.
This land tax objection season EPS completed over 180 valuation reviews. The subject properties were located predominantly in Western Sydney, Northern Sydney and The Blue Mountains.
